Should I have my house inspected?

Typically, you do not need to have your house inspected. However, a home inspection may give you an edge in selling your property.

There may be required inspections on some of your property features that the Iron Range experts at Culbert Realty can warn you about. For example, if you want to sell a rural home in St. Louis County, you must have a septic system inspection. Check with us for any additional area regulations.

Why is market value different from assessed value?

Market value is the amount for which a buyer is willing to pay for a property and a seller is willing to accept for it. The assessed value is determined by government tax assessors to decide how much a homeowner can expect to pay in property taxes.

Do I need an appraisal?

What do I need to get my home ready for sale?

You want potential buyers to have a positive impression and not be distracted by anything when walking through your home. We suggest you clean, declutter, organize your closets and, where possible, depersonalize your home so that buyers can see themselves living there. On the outside, make sure your lawn is cleaned up. Mow if it’s summer. Shovel if it’s winter. You should also consider updating any systems that are badly out of date, like electrical.
